What is Buy Before You Sell?

Buy Before You Sell (BBYS) is a powerful financing solution that helps homeowners purchase a new home before selling their current one. Whether you're relocating, upsizing, or just trying to avoid the hassle of timing two closings, BBYS programs let you:

  • Use your existing equity as a down payment on the new home
  • Make stronger, non-contingent offers (like a cash buyer)
  • Avoid temporary housing or double moves
  • Access bridge loans or trade-in programs to simplify the transition
  • Maximize your pre-approval and purchasing power
  • Reduce stress and simplify your move

These solutions are designed for move-up buyers who have sufficient equity in their departing residence but don’t want to be forced to sell first—or be stuck carrying two mortgages at once.

Access up to 85% loan to value with sufficient documented reserves.
FlyHomes

Removes home sale contingency from your purchase contract and excludes mortgage payment from DTI through Guaranteed Backup Contract (GBC)
Flat guarantee fee ($2,500+) to exclude mortgage from qualifying DTI ratio
Origination Fee: 2% for 1st lien or 2.5% for 2nd lien + interest (~9.99% APR) + Borrower Paid Broker Fee.
Term: Up to 12 months, however will be subject to GBC date (180 days) or other sales contract.
Interest on bridge loan accrues to payoff with no monthly payments due on bridge loan.
Max CLTV: 90% of departing residence up to $2 Million

HomeLight

Equity unlock based on home value and payoff
Fees: ~2.4% of sale price + fixed transaction & inspection costs
No interest if sold within program timeline
Term: Must be under contract by day 90 and sold by day 120
Max LTV: 70% of departing residence

Knock

Fixed fee: 2.25% of estimated list price
Estimated closing costs: ~$1,850
No interest for 180 days
Funds available for down payment, closing costs, moving, and home prep
Will pay departure residence mortgage for up to 6 months
Max CLTV on departing residence: 75% CLTV

 

Which Option Is Best for You?

The right BBYS solution depends on your goals, equity position, and expected time to sell:

  • Need maximum equity? UpEquity  & FlyHomes typically unlocks the largest portion.
  • Want to avoid interest? HomeLight and Knock don’t charge interest if timeline requirements are met.
  • Prefer lower costs? Bridge loan programs like Knock and FlyHomes can sometimes be more affordable overall due to smaller loan amounts.
  • Qualifying concerns? All programs help remove the home sale contingency from your purchase contract and exclude your current mortgage payment from DTI, boosting purchase power.
